Most housing boards can say what their buildings are worth. Far fewer can say what it will cost to keep them standing for twenty-five years, or the year the reserve runs short. The financial statements are silent on it, and a building condition assessment gives you a list, not a decision.

Sixty minutes, in two parts, takes a live case from a building condition assessment to a reserve target, a draw schedule and a motion, worked on screen in a model you take home. No finance or engineering background needed.

Encasa Financial then takes forty-five minutes on the question that follows: once you know how large the reserve has to be and the year you need it, how should the money be held?

What you leave with

  • a reserve target, and the funded ratio against what is held today
  • the year the reserve is exhausted, usually inside the term of directors sitting in the room
  • the annual contribution that closes the gap
  • a draw schedule, and a motion written out in full
