Budget report to the board

1. Organization and budget settings

Choose the type of housing provider first. It sets the language used throughout the planner, the reports, and the summary.

2. Units and full charges

3. Rent-geared-to-income assistance

4. Operating agreement, mortgage, and refinancing

Use your operating agreement and lender statements. Subsidy and mortgage payments stop after the last year you enter.

5. Operating expenses

Use this year’s budget or actuals. Each line grows with inflation. Leave out the mortgage and the reserve contribution; they are entered in sections 4 and 6.

6. Capital reserve and capital plan

Enter planned capital work from your building condition assessment in today’s dollars. The planner inflates it to the year it happens.

Planned capital work

The Excel template comes filled with your current unit types, expenses, and capital plan. Uploading replaces the lists on any sheet you fill in. Undo brings back what was there.

7. Results at a glance

What the outlook is saying

    8. Ten-year outlook

    9. Budget by year

Revenue, spending, and the capital reserve for each year, in the dollars of that year.

    10. Increase options

    11. Sustainability checks

    12. Budget summary

Facing the end of your operating agreement?

Dewling Strategies helps co-ops and non-profit housing providers plan the transition: refinancing, capital planning, rent and housing charge strategy, and the conversation with tenants or members. Email greg@dewlingstrategies.ca or call 780-907-4542.

This tool supports budget planning and board reporting for discussion only. Confirm subsidy end dates, mortgage terms, and any refinancing against your operating agreement, lender statements, and lender advice. Rent increases must also follow the notice and other requirements that apply in your province. It is not legal or financial advice.

The Maplewood Housing Co-operative and Riverbend Community Housing Society examples are fictitious teaching cases; their figures do not represent any real organization. Your budget is stored only in your own browser. Registration details you enter on first use are sent to Dewling Strategies through Mailchimp.
